[City Centre Lofts, Downtown Fargo]Story by Tracy Nicholson Photography by Dan Francis Photography In 2018, we gave readers a virtual tour of an ambitious Downtown Fargo project called City Centre Lofts. Further east of bustling Broadway, this lifestyle enticed us with a quieter concept, perched in the skyline overlooking the Red River, city green spaces and the peaks of the Heritage Hjemkomst Center. This month, we're taking you inside the nearly completed project with Team FMI's Michael Kelly. Revealing just one of the finished lofts on the west corner, we couldn't wait to show you its modern design, rooftop decks, and sweeping, panoramic views. If you love what you see, don't wait - all but one of the nine penthouse units are already spoken for. Top Floor | Top Notch Exchanging vibrant nightlife for the quiet of nature and breathtaking river views, the new City Centre Lofts have won the hearts of both excitement seekers and nature enthusiasts. To complete the initial planning of the lofts, the team at FMI collaborated with architect, Adam Peterson, of Foss Architecture + Interiors and Tim Liebl of Accent Contracting. Each loft is fully customized to its owner, offering unexpected twists within the city's skyline. The move to City Centre Lofts was a big change for these homeowners who raised their family in rural Horace, N.D. With their kids all grown up and moved out, the couple felt it was time to make their own move, leaving an acre-and-half of yard work and maintenance in the dust. Inside their new penthouse, you'll find a wide-open foyer with custom-built lockers, a hidden laundry room, and a room for mechanical/smart home automation from Custom Cinema & Sound. The home is equipped for total control of their lighting scenes, window shades, media, and the sound system - right from their cell. Wine & Dine The first major focal point from the home's entrance is the stunning kitchen and heart of the home. The owners worked with FMI and Accent to choose the Coretec flooring and maple stained cabinetry; a finish that extends throughout. The 11-foot island is a standout with custom paint, two-inch-thick Cambria and storage all the way around. Since the owners also have a home at the lake, they didn't need the additional storage that was planned near the kitchen and entry. They instead opted for a custom butler's pantry with sleek tile accents and wine bar. Living Room Luxe The owner's open-concept living room features soaring 25-foot ceilings, an architectural fireplace design, and dramatic views of the city's horizon from the main floor patio. To ensure that each of the lighting elements were perfectly positioned, the homeowners did a thorough lighting analysis with Nancy Heyd of Border States Electric. "Living here has gone really well. With access to the river and so many walking paths, we go out for a lot of walks and I think my dog gets more exercise here than he did in our big yard," said the homeowner. "It's nice that we're so close to Hornbacher's in Moorhead and we're a lot closer to our lake. My wife's dentist is right across the parking lot, and she just walked downtown to get a pedicure today - so I know she's enjoying it!" Master Suite The master suite boasts signature skyline views with an attached walk-in closet, custom-designed by Ursula Hegvik of Smart Spaces to store over 100 pairs of shoes. To access the master bath, the homeowners can either use the entrance from their master bedroom and closet or enter left, just off the kitchen. The spa bath's design features dual vanities, Cambria countertops, and a dramatic tile creation by Tim Liebl and the Accent Contracting team. Ragno hexagon tiles flank the floor, while glass doors lead to a custom shower with dual rain heads, bench and built-ins. "Throughout the home, Accent provided labor and materials for the cabinets, countertops, floor coverings, wall tiling and custom shower glass," said Liebl. "I call this shower design the 'double rain shower tower.' The idea was to keep the bathroom's line of sight as open as possible while maintaining proper spacing for a His and Hers shower experience. For good measure, we designed a built-in bench and large recessed cubby. Working with the homeowners couldn't have been more inspiring; it was fun to collaborate and see the unique schemes come together." Be their Guest Just off the main living area, the penthouse features a spacious guest room with oversized windows. The full bath next door has a tiled tub surround with custom frosted and profiled glass, heated tile flooring and a cultured granite countertop. Stairway to the Skyline Creating a stunning visual, FMI designed a floating steel and oak staircase leading to the family's lofted den and private rooftop deck. "These homeowners were one of the first people to purchase a unit and work on designs for the lofts. They came in with their own layout ideas, so in a way, they were the architect of their own space," said Liebl. "We all came together and worked with the engineers and Foss Architects to make sure we could do this layout without interrupting fire and electrical code. Making custom wall layouts in a multi-family building is a very complex animal." "City Centre Lofts strike the perfect balance between nature and urban lifestyles."
Lofty Ambitions From the upper loft, go west to the private deck or take the east door for an emergency exit. The east side may have been designed for practical purposes, but it also allows the homeowners to follow the rooftop walkway and visit their penthouse neighbors. On the private, glass-enclosed deck with Brazilian hardwood planks, the owners have already made plans for a fire table, lounge area and outdoor bar. "This was a vision I had for a long time and we saw that there was definitely a need for this kind of downtown living," said Kelly. "City Centre Lofts strike the perfect balance between nature and urban lifestyles. Across the street, they have access to fishing and canoeing on the Red River. There's also 99 miles of biking and hiking trails which lead to 3,000 acres of parks. Walk just two blocks to the west and you're in the urban downtown scene with restaurants, nightlife, shopping and theater." High Style Finishes While the penthouse units boast 18 to 25-foot ceilings, the remaining floors feature nearly 10-foot ceilings and spacious floor plans. At City Centre Lofts, standard two-bedrooms range from 1,700 to 2,000 square feet, while three-bedroom condos are available at 2,500 square feet. All units have level five finishes which FMI and Accent Contracting have been spearheading. Here, owners can fully customize their space to select cabinets and finishes with help from personal consultations and design services. In the Works: Elevated Amenities Currently, only one of the fourth-floor penthouses remain, but there are still a couple of available units on the first floor. The top floor Penthouse Vue features a private work-out facility and private rooftop decks. The two floors of units below the penthouse, the Grand and River Vues, have their own unique half-in, half-out balcony designed with sliding glass doors. On the second and third floors, there are guest suites which residents can reserve for visitors through the homeowners association. All residents have their own storage units and one or two heated, indoor parking spots with access to bike storage. The ground floor, or Plaza Vue, will soon offer a workout facility, community lounge, kitchen and entertainment space with a pool table and TV lounge.
