This month, we take you to Grand Forks’ Blackmore Flats where their team partnered with Lindsey Grace Interiors to emphasize their mission of creating spaces that inspire people to live their best life. With Lindsey Christie's help, each space carries its own unique vibe. To find out more, we took a tour through the fourth addition of Blackmore Flats with Christie and Donna Block, President of Lux Communities. Creating Culture on Common Ground The first Blackmore Flats building opened in the spring of 2018, and today there are a total of five buildings with the attached Clubhouse being part of the last phase that opened in 2019. To get a feel for the amenities and creative culture of Blackmore Flats, we toured the fourth building, considered the central gathering space. Here, residents can grab a fresh brew at the coffee station, lounge in the common space, reserve the conference room, hit the gym, grill out, or meet up with friends in the Clubhouse. Since it's a pet-friendly community, Lux even offers a pet wash and grooming station. "Our communities are designed for students, working professionals, families and empty-nesters who might not want the maintenance of a home. We consider all of these groups when designing a space. While we may not be able to tailor to all design aesthetics, we feel the space embodies the community of Blackmore Flats; it’s inviting, stylish, and is centered around the experience of our residents," said Block. Blackmore BrewsJust off the main entrance, past a custom Blackmore Flats wall feature, residents can grab a cup of joe and enjoy the on-site amenities with custom design features handpicked by Block and Christie. "I went out on a limb and purchased a set of olive green sofas that greet residents right when they walk in the lobby, which I think helps sets the tone for the space. The Lux team really trusted me on the finishes of the bathroom - the wall tile specifically. I love how that all came together," said Christie. The ClubhouseBlackmore Flats' Clubhouse is designed with the resident's needs in mind. The space comes complete with a full kitchen, lounge and TV areas, dining table, shuffleboard and pool table. "When teaming up with Lux Communities for the common areas and Clubhouse, we quickly agreed upon a vision. We wanted it to feel bright, fun and inviting," said Christie. "The first phase of selections within my design process is to always tackle the finishes and fixtures first. This includes flooring, tile, millwork, cabinetry, hardware, lighting and plumbing. For these, we kept a very neutral palette but incorporated interesting textures throughout, like the hexagon tile, brick-like backsplash and mixed metals on the fixtures." "I sourced the art from a mixture of wholesalers, but I also utilized a local artist, Kate Baldock, to create a few pieces in the lounge area that really tied into the aesthetic of the space," said Christie. "When it came to the furniture and accessories, we wanted to play it up a bit. We added pops of color, leather, and fun textures," explained Christie. "I really think every piece we selected created some type of its own interest but also lent itself to the overall feel of the space." Hallway to High-Style To give each of the three floors a standout style feature near the elevators, Christie and Block worked together to have custom wallcoverings created. Each floor features a complementary color palette with a completely different design. Additional wall coverings were then designed for the workout room wall and entrance with the Blackmore Flats logo incorporated. "A project like this takes teamwork and really strong communication, which I quickly learned is what Lux Communities stands for - it made the process go so smoothly," said Christie. "Diving into commercial, from my usual residential experience, really allowed the creativity to flow in a different aspect. The team at Lux is truly passionate about each and every space they create, so the design ideas really bounced back from each person on the team and created what you see now." Living with Lux: Blackmore FlatsWhile Christie helped to bring flair to the common spaces in the fourth addition, Block and Lux Communities designed Blackmore Flats' studios and apartments. Each of the building's 43 units is pet-friendly and includes internet, balconies, an in-unit washer/dryer, detached garage, electronic locks, camera security and access to the main level's amenities and on-site rental office. One bath studios begin at $880, with many other layout options ranging up to their largest unit, a three bed/two bath at $1,450.
"The design is aspirational, and at Blackmore Flats, you can live in a space that you might see in a magazine, on social media or a blog," said Block. "The luxury apartments feature spacious, open concept kitchens and hand-picked finishes. The on-site fitness room, outdoor patio, and pet-spa bring added value to the space and offer convenience to residents." Find the Finishes:
