The Cove at MapleWood perfectly fuses rural serenity and mature trees, with rooftop patios and an amenity-driven lifestyle that encourages the outdoors. Located on 12 acres in South Fargo, EagleRidge Development has spent the past few years planning the maintenance-free, luxury townhomes, complete with interior selections that have been carefully curated by Trever Hill Design. This month, we met up with Hill, Advantage Realty's Drew Likness, and EagleRidge Development's Abbey Benson to take a tour! Welcome to The Cove at MapleWood! Located just beyond 52nd Avenue South, The Cove at MapleWood offers the best of both worlds; the serenity of a rural setting, and the convenience of nearby city amenities and I-29 access. EagleRidge Development had scouted the property six years ago and was determined to create a unique lifestyle community, centered on saving the mature trees. To create the townhome's unique curb appeal, the team collaborated with Jan Mevold of Mevold Studio to design the exterior elevations and patios which would make the most of the rural setting and views. For the remainder of the project, they worked with Artekta Architects, perfecting the floorplans for the most efficient use of space and storage. Designer Style When it came to the interior design, the team worked closely with Trever Hill Design, opting to have Hill select all of the townhome's high-end finishes. He coordinated idea boards and began work on the finishes last year, choosing two palettes, one with warmer tones and the other with cooler grey tones. "Grey is still a popular choice, but I have noticed some people moving away from grey, so I knew we needed a warmer option as well," said Hill. "I love the home's detailed tile design, carpet, and the herringbone flooring; they're very textural elements that add a lot of movement." Options & Amenities At The Cove, there are currently four move-in ready units, with a total of 46 to be designed, including 16 two-story options. Three-story townhomes start at $329,900 and include three bedrooms, three bathrooms and 2,285 total square feet. Four-story townhomes feature three bedrooms, three bathrooms, and a larger 2,711 square-foot floorplan with a stunning rooftop patio. All townhomes feature high-end finishes designed by Hill, quartz countertops, electric cooktop with hood, lighted mirrors, custom metal railings and glass-doored tile showers. "From a value and real estate standpoint, these are large townhomes and they're designed really well - the space is extremely efficient and they have a ton of storage," said Likness. Level One: Garage & Bonus Space/Office
Level Two: Main Living Area The second level features the main living space with an open-concept kitchen, dining room, patio and living room. The kitchen makes efficient use of the floorplan with a double quartz island design and nearby dining room. "Everyone congregates in the kitchen, so it was important to us to make sure the finishes set the tone for the rest of the home," said Hill. "We had originally planned on doing three different tiers of finishes, but eventually the team decided to design all of the townhomes in our top tier choices. The attention-to-detail, high-end finishes, and lighting are phenomenal. It feels luxurious but at a reasonable price point." While Hill chose a warmer, stained perimeter cabinetry and herringbone flooring for this townhome, next door he designed the cabinetry in a cooler white option with contrasting stained island and a grey-toned wood laminate. Hill staged the model home with decor and furnishings from his design firm, McNeal & Friends, and his own Downtown Fargo store, Curated by THD. Level Three: Bedrooms & Master Suite The Third level features a full bath, laundry, two guest rooms and a gorgeous master suite. The master suite offers a walk-in closet and access to a spacious bath with a tiled walk-in shower and custom glass doors; a design Hill worked on with the team to perfect. The master bath also features quartz countertops, lighted mirrors, dual sinks, a furniture style vanity, privacy toilet and linen closet. Level Four: Bonus Space + Rooftop Patio On the fourth and top-level, this townhome features a bonus space of just over 400 square feet; plenty of room to create a playroom, TV den or wet bar. Just off the room, residents can enjoy the treed view on a 200 square foot patio with porcelain tile. "With home offices so important right now, it's nice that there is enough space and separation for two; one office on the lower level and one of the top-level," said Likness. "EagleRidge had been building high-end rentals in the area for almost ten years, so shared walls are something that they've put a lot of thought and investment into, making sure the walls are extra soundproofed." The Cove's HOA Outside of the townhomes, the surrounding property will be owned and maintained by the Home Owners Association with landscaping design completed by Hebron Brick. "It's $125 a month and it takes care of the lawn care and snow removal, with access to a bike path and outdoor community space," explained Likness. Residents will also be happy to know that special assessments range around $6,000; much lower than most new developments. Inspired by Nature Making use of the location's serene setting, The Cove's outdoor community area will be designed to accompany the winding trails through the property's wooded landscape and mature trees. The community space will include a pergola, fire pit, lawn games and seating areas. Just to the south of the development, the new Sanford park is scheduled to be completed, giving residents quick access to the hockey rink, park and baseball fields. "I really think The Cove is a great development for any age, but especially young professionals and families who are looking for an affordable lifestyle option with a community feel," said EagleRidge Development's Abbey Benson. "It's a place where they can get together with their friends and neighbors on the rooftop patio, or head outside to the community patio and hang out by the fire. After years of planning, it's exciting to see this neighborhood come to life."
